Before you start using the Portfolio Benchmarking add-on in Portfolio Intelligence, it is recommended that you familiarize yourself with some commonly-used terms.

Area benchmark RSI | Average RSI for all Nearmap-covered properties in the selected area. |
Edited score | Rescored (updated) RSI of a roof after changes have been made in the Spotlight Editor. |
H3 hexagon | Grid system for indexing geographies into a hexagonal grid, developed at Uber. |
Land use | Classification of parcels based on the purpose for which the land is used - residential, commercial, industrial, etc. Nearmap's land use classification is based on the Urban Grammar project, and approximates the general category of land use in the area. |
Largest roof's score | RSI of the largest roof on a parcel. |
List view | View that displays all the properties in your portfolio and benchmarking data. |
Map view | The default view that allows you to conduct a visual assessment of your properties and benchmarking data. |
Parcel mean | Average RSI of the roofs on a parcel. |
Portfolio average RSI | Average RSI for all of the properties in your portfolio for a selected area. |
Portfolio concentration | Percentage of your portfolio in Nearmap-covered properties in an area - that is, whether you have a high or low concentration of properties at a location |
Roof Spotlight Index (RSI) | Measures the overall quality of a roof on a scale from 0-100. A score of 0 indicates widespread and/or severe defects or roof issues. A score of 100 indicates no visible defects or roof issues. |
Roof area-weighted average | Area-based weighted average RSI across all roofs, with weights proportional to the roof area with the primary roof (with the largest area) receiving the greatest weight. |
Statistical significance | Evidence from data that a difference (in a score) is unlikely to be a random occurrence. For example, a result with p < 0.05 indicates less than a 5% probability the observed difference is random. |
Unedited score | The original RSI of a roof. |
Worst score in parcel | Minimum RSI detected across all roofs on a parcel. |
