Nearmap Roof Spotlight Index (RSI) measures the overall condition of a roof. It provides accurate insights about roof conditions for several industries including Insurance and Property Asset Management. It facilitates remote assessment for quick decision making, underpins operational efficiency and reduces inspection costs.
The RSI is a score that is generated based on Gen 6 AI data, which measures the overall condition of a roof on a scale of 0-100, with 0 indicating a roof with severe defects and 100 indicating no visible defects. The RSI comes with a confidence score that reflects how certain the system is about its assessment of the roof’s condition.
How is the RSI generated?
The RSI is generated by weighing the impact values associated with roof issues. The impact varies for different roof issues. For example, a tarp will affect the score more than roof debris. The most severe issues correlate with greater loss potential and/or indicative of a compromised roofing system. Severe or widespread issues suggest potential maintenance issues elsewhere in the building and the surrounding property. Currently, the detections listed below contribute to to the RSI and affect the score:
- Exposed Deck
- Exposed Underlayment
- Missing Tiles and Shingles
- Worn Shingles
- Roof Rusting
- Patching / Permanent Repair
- Tarp / Temporary Repair
- Roof Ponding
- Roof Staining
- General Wear
- Roof Debris

You can view the RSI in the site details under the Buildings tab and also see them in the adjacent map.
To view the RSI of each roof at the site, click the RSI. Hovering over the roof highlights the roof in the map.
