What Is Roof Assessment?
Roof Assessment is Nearmap's AI-driven platform for monitoring roof condition across large property portfolios, designed for facilities managers, property asset directors, and roof consultants who need to stay ahead of maintenance without relying on costly physical site visits. The core metric is the Roof Spotlight Index (RSI), a score from 0 to 100 that grades the health of each detected roof, giving you a clear, consistent benchmark for prioritizing repairs, planning budgets, and reducing unexpected failures.
Alongside the RSI, Roof Assessment surfaces more than 40 AI-powered detections covering issues such as staining, ponding, rusting, missing shingles, and structural damage documented in the Roof Assessment Glossary. For a full overview of what the product covers and the subscription requirements to access it, start with About Roof Assessment and Requirements and Access.
Navigate the Roof Assessment Interface
When you first open Roof Assessment, you'll land on the Roof Assessment Interface, which gives you portfolio-wide visibility across all your properties in a single, consolidated view. From here you can switch between two main views depending on your workflow: the List View displays all properties in a sortable, filterable table. This useful for triaging your portfolio by RSI score or detecting patterns across sites.
The Map View plots properties geographically so you can assess condition by region or cluster. Use the Filter Properties controls to narrow the portfolio view by score range, detection type, or other attributes, making it easy to surface the properties that need immediate attention.
Familiarity with both views and the filter controls is the foundation of an effective Roof Assessment workflow.
Inspect individual properties and view detections
Drilling into a specific property takes you to the property-level view, where you can examine the AI detections that have driven its RSI score. The View Site Detections page shows each flagged condition on the roof overlaid on high-resolution imagery, letting you visually verify issues without dispatching an inspector. To understand how the RSI has been calculated for a property, refer to Roof Spotlight Index (RSI) in Roof Assessment, which explains the scoring methodology and how individual detections contribute to the overall grade. You can also review AI Detections in Roof Assessment for a detailed breakdown of the specific conditions that Nearmap AI identifies, and how to interpret each one in the context of maintenance planning.
For any detection types you're unfamiliar with, the Roof Assessment Glossary provides clear definitions of every term used in the interface.
Assess Roof Condition Confidence
Not all AI detections carry the same certainty, and Roof Assessment gives you the tools to understand how much weight to place on each result. The Roof Spotlight Index in Roof Assessment article explains how the overall RSI score is calculated and the score should be interpreted.
Export data and manage your portfolio
Once you've assessed your portfolio, Roof Assessment makes it straightforward to get that data into your reporting and planning workflows. Export Roof Assessment data to download property-level results including RSI scores and detection details. If a property's boundary has been incorrectly defined and is affecting detection accuracy, you can Edit Parcel Boundary directly within the interface to correct it.
For ongoing portfolio management, the Roof Assessment Interface also supports viewing historical RSI scores so you can track condition trends over time and build a defensible evidence trail for maintenance decisions, compliance requirements, and capital planning discussions.
