The Map view is the default view that you land on when you launch Portfolio Benchmarking in Portfolio Intelligence. It displays data points based on the view and insight selected. Apply the required filters to narrow down the properties you are interested in.
The location breadcrumb shows the region currently in view. Select a bin, region or cluster to zoom in and reveal the properties at the selected location.
Use the controls at the bottom right of the map to enter full-screen view, zoom in and out, switch the base map, and reset the orientation. Click the left mouse button and drag it to move the map to the desired location.
The left panel remains the same in both Map and List views displayed with data based on the filters applied.
Selecting a view
The Map View displays the properties in your portfolio as:
- H3 hexagon cells on the map
- A Region providing region-wise - State, County ad ZIP/ZCTA breakdown
- Points and Clusters to see the portfolio average RSI
Use the View dropdown to switch between these options.
The hexagons/regions/points and clusters are color-coded based on the data displayed. Portfolio RSI vs benchmark is the default insight. Use the Insight dropdown to select a different data set. The data sets are related to your portfolio or based on a benchmark comparison. Details of each insight are provided in the sections below.
Hovering over a hexagon/region/point and cluster will display the details at that location. As you add filters to narrow down the data, the map will update accordingly. You can zoom in and out of the views as required.
Areas where a carrier's book is above or below the market stand out by color. Hovering gives a quick read of the scores, the gap between them, property counts, and the carrier's concentration in that area.
Exploring property insights
Along with each view, you can select a specific property insight to analyze, as described in the sections below. The insights are related to your portfolio or based on benchmark comparison.
Portfolio insights
- Portfolio average RSI
- Portfolio concentration
- Most common portfolio land use
Benchmark comparison
- Portfolio RSI vs benchmark
- Market share
- Area Benchmark RSI
- Most common land use
Portfolio average RSI
Carrier's portfolio mean RSI for an area. This is the average RSI for all of the properties in your portfolio in that area.
Portfolio concentration
Portfolio concentration represents the percentage of your portfolio in Nearmap-covered properties in an area - that is, whether you have a high or low concentration of properties at a location. A darker color indicates a higher percentage of your portfolio in that area.
You can use this to determine if you are underwriting high-risk properties. If you have a high concentration of properties in a region where your RSI is below the benchmark, you have a higher risk of losses in that area and may want to act to minimize adverse selection.
Most common portfolio land use
This is the most common land use category across the portfolio or selected portfolio area, such as residential, commercial, industrial and so on. You can use this data to assess the profitability of the personal and commercial lines you have insured.
Land use data can help carriers compare like for like properties by only selected property-types in both their portfolio and the market data. Nearmap's land use classification is based on the Urban Grammar project, and approximates the general category of land use in the area.
Portfolio RSI vs benchmark
Carrier's RSI across their portfolio set against the market score for the same area. Using this, the carrier can tell at a glance whether their book is performing better or worse than the market.
The deep red represents values that are significantly below the benchmark and as the difference value decreases, the colors change. A deep green represents values that are significantly above the benchmark.
Market share
Market share is the count of insured properties as a percentage of all Nearmap-covered properties in an area. A low percentage of properties insured in an above-benchmark RSI area may indicate a growth gap where you could profitably write more business. Conversely, a high percentage of properties insured in a below-benchmark RSI area may flag a risk gap where you're covering properties worse than the area average.
Area benchmark RSI
Area benchmark RSI is the average RSI for all Nearmap-covered properties in the selected area. If this is significantly higher than the portfolio average RSI for a selected area, you might want to carry out further analysis.
Most common land use
This is the most common land use category across properties for the selected area such as, residential, commercial, industrial and so on, used to characterize whether the predominant risk exposure aligns more closely with personal lines or commercial lines.
