When you land on a profile the first thing to look for is the Betterview Roof Spotlight Index, our roof condition score. This score can be found in places the imagery timeline on the left-hand side of the profile.
Betterview’s Roof Spotlight Index measures the overall quality of a roof on a scale from 0-100. A score of 0 indicates that Betterview detected many, widespread and/or severe defects or roof maladies. A score of 100 indicates Betterview detected no visible defects or roof maladies.
How is the Roof Spotlight Index Generated?
The Roof Spotlight Index is generated by weighing the impact values associated with roof issues. The impact varies for different roof issues. For example, a tarp will affect the score more than roof debris. The most severe issues correlate with greater loss potential and/or indicative of a compromised roofing system. Severe or widespread issues suggest potential maintenance issues elsewhere in the building and the surrounding property.
Currently, the below classifiers affect the score:
- Structural Damage
- Missing Shingles
- Worn Shingles
- Tarp
- Rust
- Patching
- Ponding
- Staining
- Roof Debris
For more detail on the conditions the computer picked up on, open the condition panel on the right-hand side and scroll down to "Building Roof Scores." Clicking on one of the building rows will reveal the individual attributes that were detected on the roof, as well as severity levels and square footage of the issue at hand. Clicking on one of the detections found, for example major ponding, causes the map view to zoom into that issue on that particular building.
